Moving walls

Family room and living room are now one.  Double up two 14" LVL beams for the entire span.  To avoid losing head space we cut the joists and flush mounted the beam to the floor upstairs.  Thanks to Patrick for suggesting a flush mount. +1 beer.   Thanks to Shane for doing it.  +1 beer.



Entryway with dining room to the left. I was over my buddy Tim's house when shared a thought that he wanted to open his stairway up into the dining room.  Who needs a formal dining room anyway?    Removing that wall opens up the space considerablly.  This room could also function as an office.   +1 beer for Tim.. although that award is questionable because he was thinking of himself when he made the suggestion.

Other side of entryway is now the massive family room.  Good suggestions by Roddy to open up the entry as far as possible (on left) and to also close the existing opening on the right.  +2 beers.   Now we can have a nice defined entry space and a place to put a table.   One issue we have in our current house is not enough wall space for furniture.  The open concept is great in principle but it can create awkward spaces if one is not careful


Future sunroom looking in.  Most of that wall will be done ... just not sure how much yet.  Certainly as wide as the door and window.   Remember window is for current powder room that will be moved.

Master bedroom looking into master bath.  New frame is for expanded walk in closet. BIG closet needed because Stacey [end]


Fast forward a week or two and all of the plumbing has been moved.  Now we can remove the remaining walls from the half bath.   On the left is some temporary bracing that is required until a new header gets put up.  Given the short span we can use a  flush mount10" LVL so there will be no visible header.
On the right you can really see how removing the bathroom opens up the space.  Remember that from that window to the door will be completely open once sunroom is complete.
